Repair-as-needed
Undiscounted total
—Net present value
—Year 1 annual operating cost
—Annualized cost per service year
—Use this nationwide planning tool for U.S. commercial roof projects. Compare repair-as-needed, replacement, and restoration over 5, 10, 15, or 25 years using your own assumptions. Create a scenario link, export a worksheet, or cite this resource.
No Maximum Roofing project-cost dataset is used by this calculator. Outputs are estimates based on values entered by the visitor; they are not bids, engineering assessments, code determinations, or guarantees.
Enter roof area to calculate the selected horizon. Other cost and savings fields begin at $0.

NPV and annualized cost per service year can rank options differently: NPV uses the selected time window and discount rate, while annualized cost divides by assumed service life. Compare both using documented assumptions.
The selected horizon can change which option has the lowest NPV. Review all four planning windows; longer horizons do not guarantee a particular strategy will win.

Each eligible nonzero assumption changes one at a time by −30% / +30%; other inputs stay fixed. The axis shows first option NPV minus second option NPV. Negative values favor the first option in this model. This is a scenario range, not a probability interval.

How to read this. The common horizon is selected as 5, 10, 15, or 25 years. Undiscounted totals add annual costs and subtract visitor-entered remaining-life/deferral credits at the horizon. NPV discounts each year’s net cash flow at the editable rate. Only annual repair estimates escalate by their relevant editable rate; disruption cost stays flat and baseline expected event cost is probability × event cost per year. Project costs occur at year 0 and renew at the entered service-life interval; restoration renewals use the optional renewal rate, or the initial rate when left blank. Insurance savings reduce costs only when supported by written estimates; energy savings are visitor inputs and grow only by the editable energy-price assumption. Exposure value and moisture percentage never enter the cost formulas.
Energy savings are entered separately for replacement and restoration; both default to $0 and should be supported by a building-specific estimate. Taxes, financing, and accounting treatment are not modeled. Consult your tax adviser. The discount rate, escalation, event probability, event cost, service life, and residual values are user-editable scenario assumptions, not forecasts or industry benchmarks. The calculator does not determine restoration suitability or predict roof life.

Version 1.1 · Updated October 20, 2026. The calculations compare three cash-flow scenarios using the same selected 5-, 10-, 15-, or 25-year horizon. Nonzero advanced assumptions are editable placeholders, not claimed industry averages.
Repairs in year t = annual repair estimate × (1 + baseline escalation)t−1. Disruption = days × cost/day. Repairs escalate at the baseline rate; the annual expected event cost is probability × event cost and remains flat. Baseline annual total is their sum.
Year 0 project cost = roof area × entered cost per sq ft. Each later year's net cost = post-project repairs + disruption − written insurance savings − energy savings. Post-project repair estimates escalate at the entered post-project rate; disruption costs remain flat; energy savings escalate at the entered energy inflation. If a stated service life ends before the horizon, a renewal cost is charged; restoration uses the optional renewal rate when entered and otherwise reuses the initial rate.
Undiscounted total = sum of annual net costs and project costs − residual/deferral value entered at the horizon. NPV = year-0 cost + sum of year-t net cash flow ÷ (1 + discount rate)t − discounted terminal residual value.
For replacement or restoration: initial project cost ÷ entered service life + average annual net operating cost over that service life. For the repair baseline: average annual baseline operating cost over the selected comparison horizon. These are planning comparisons, not a service-life guarantee.
Cumulative restoration payback is the first point when accumulated baseline-minus-restoration cash flows recover restoration’s upfront and any modeled renewal cost. Discounted payback does the same after discounting each year's difference. IRR uses baseline-relative cash flows and is omitted when the flow pattern has no single meaningful rate.
The low and high scenarios reduce or increase annual repair estimates, baseline expected event cost, and project rates by 30%. Disruption, energy and insurance savings, discount rate, service life, and residual values stay unchanged. The range is a scenario comparison, not a probability interval.
Disruption cost remains optional and user-entered; no sector-average revenue-loss factor is inserted. The optional “inspection-informed” label only reflects that age and moisture fields have values; these values are not independently verified and do not confirm an inspection occurred.

No. It models scenarios from values entered by the visitor and does not inspect the roof or create a contractor proposal.
No. The calculator uses no Maximum Roofing project dataset or sourced failure-rate benchmark. The displayed 10% baseline escalation, 3% post-project escalation, 6% discount rate, 25-/10-year service lives, 15% event probability, $25,000 event cost, and 3% energy inflation are editable illustrative placeholders only—not measured rates, industry averages, or forecasts. Insurance and energy savings start at $0.
No. They are optional assumptions. Enter them only when supported by project-specific estimates or written information from the relevant professional, utility, insurer, or broker.
No. Financial scenarios do not establish roof condition, restoration suitability, code compliance, or expected life. Use roof-specific inspection findings, written proposals, and qualified professional review.
